Positive activity is happening in the Roscoe Village, North Center and Lakeview Real Estate Market.  In the first 20 days of the new year 67  condominiums or Single Family Homes went under contract or closed.  This number is will grow between now and the end of the month which may prove to be more successful than last year.

Single Family Homes

  • Average Market Time for Single Family Homes in January 2012 : 188 Days
  • Average Market Time for Single Family Homes in January 2013: 126 Days
  • Average Sales Price of Single Family Homes in January 2012:    $823,285
  • Average Sales Price of Single Family Homes in January 2013:    $794,666

Condominiums

  • Average Market Time for Condominiums in January 2012:  204 Days
  • Average Market Time for Condominiums in January 2013:  159 Days
  • Average Sales Price for Condominiums in  January2012:    $308,572
  • Average Sales Price for Condominiums in January 2013:    $317,777

Roscoe Village New Development

Roscoe Village New Development:  Two years ago in the height of the recession people were looking to many real estate developers in the Roscoe Village area to buy their old single family homes and multi units. The only problem was finding a builder who actually would take a chance in a nonexistent market. LOT prices at that time ranged from $350,000 to $390,000 for a property that was not distressed. In Roscoe Village, 2010 began the year of actual movement. As soon as one house sold, the developers began picking up land or started constructing new single family homes with land they were holding on to.

By April, one our developers was able to secure land for under $400,000 in a prime Roscoe Village location. Soon afterwards we obtained another property for slightly over $400,000. This became the pattern for the next year.  Slowly in 2012 more new homes began appearing and selling quickly. The new homes had listing prices of $1,299,000 and sold for average of approximately $1,250,000. The average buyer wants to be under $1,300,000 and this is usually a James Hardie Board exterior (a cement board material rather than Brick and block which would a significant dollar amount increase).

Now it's 2013 and a standard LOT in the Roscoe Village area is tipping up around $480,000-$500,000 for the land only. Another warm start to winter has kept the housing market steady. Construction prices have gone up and the city has now added new requirements which add to the price tag. Some builders are beginning to add brick veneer to the exteriors, which costs more than stone and Cement Board.

With the added amount of money in LOTs, Construction and city codes the price points will be driven up and there will not as much room for
negotiation on the developers end. Be prepared to pay close to $1,300,000 for a quality new construction.

But, buyer beware- know the product and the quality of workmanship. Too many homes are not quality driven. Make certain when shopping for a home to get educated on what products are quality driven.

What's in a house?

Recently I was speaking with an associate I work with and he told me about recent phone conversation he had with another real estate consultant  inquiring about a new construction Single Family Home being built in Roscoe Village.  After she asked the price, which is $1,300,000, she wondered how new home in Roscoe Village could be priced more than $950,000?  The simple answer-  land alone is almost $500,000, then add everything else and $1,300,000 doesn’t look too bad.

Obviously this broker had no idea what she was speaking about and it’s a shame because she represents clients every day.   Even worse, she is an established broker that has been in real estate a very long time.

Roscoe Village is one of Chicago’s hottest areas with Audubon School the neighborhood feel, and close proximity to the loop.  Also, let’s not forget the price points in RV are  actually some of the best on the North Side.

Real Estate In Wrigleyville

The historic neighborhood of Wrigleyville is part of the larger Lakeview neighborhood. It centers on Clark Street in the area between Irving Park Road to the north, Roscoe Street to the south, Fremont Street to the east and Southport Avenue to the west.

The neighborhood is named for Wrigley Field, home to the fan favorite Chicago Cubs. It is located right in the middle of an urban neighborhood and has become a vital part of the neighborhood. The surrounding streets center around the famous ballpark. Fans from all over come to enjoy the atmosphere that surrounds Wrigley Field, including the hot dog vendors and numerous neighborhood bars.

Wrigley Field has had positive impact upon its surroundings. At one time when the area was down, Wrigley Field was the institution in the neighborhood that brought people in and supported the retail and service facilities. There is housing across the street from the stadium along with numerous restaurant and bars. Apartment buildings across from Wrigley Field sell for a premium because fans can sit on the roof and watch the game. Now, condos are being constructed amid the 100-yr-old three flats and two flats with original woodwork and bay windows.

But it is much more then just a sporting neighborhood. Wrigleyville provides and a wide range of activities, from drinks and dinner to dancing. Clark Street has a wide range of ethnic cuisines and unique shops, all within a few short blocks. The southern edge reflects the influence of neighboring Boys Town. Wrigleyville is now home to many young professionals who enjoy its proximity to Lake Michigan. Yet even with Wrigleyville's enormous variety, a charming neighborhood feeling pervades.

Congestion and parking can be bad, especially during a ball game. Many residents supplement their income by renting out their garages to fans during the season.

The area is very accessible by public transportation. The Red Line El stops at Addison, next to Wrigley Field. The 22 bus runs down Clark Street.

What's in a realtor?

Ever wonder why there are so many realtors and how can you tell a good one
from a bad one? You are not alone. In Chicago alone there are over 11,000
realtors.  Each one thinking they know better than the next and the problem
is that there are some that really do know better than the next. What is so
unfortunate in the real estate industry is that anyone can get their license
and not really know a thing about properties.  It's fine to pass a test and
say you are a licensed realtor, but the only way to really understand real
estate is to get on the job training!!!

Everyone thinks real estate is easy, but coming from 17 years
of corporate experience, I can tell when I went into Real estate it was the
toughest industry I had ever worked in.  I have to compete with great number
of people and many of those people don't deserve to be in this industry.
Best advice I can give  client? Make certain you work with a qualified
representative who is looking out for your best interest, not just a sale.
